GTC celebrates 10 years of successful presence in Bulgaria with a 60 million euro investment in a new Class A office project

On 27th Sept 2017, GTC marked 10 years of successful and fruitful presence on the Bulgarian real estate market. The anniversary was celebrated at a glamorous party in Sense Rooftop Bar at the presence of selected list of guests and partners of the company.

Earlier this year GTC has announced the successful sale of its two main assets in the country – the shopping centers Galleria Bourgas and Galleria Stara Zagora to the South African fund MAS Real Estate. This was the first large investment deal with an international investor on the Bulgarian retail market.

The anniversary of the company coincides with the official launching of GTC new Class A office project - Advance Business Center. The value of the planned investment is 60 million euro.

The construction of the project, which is located at the very entrance of Business Park Sofia, has already started. Traditionally, the area of the business park accommodates the headquarters of the largest companies in diverse industries thus creating a vibrant business community for its corporate occupiers. In addition, the neighboring metro station, just 50 meters from the project, and the direct access to Sofia Ring Road, ensure seamless accessibility by both public and private transportation.

Advance Business Center will be developed in 2 phases and will deliver approx. 32 000 sq.m of Class A office space on the market. Phase I will offer 15 000 sq.m of premium office space, located on 9 office floors, 270 underground parking spaces and is scheduled for completion in Q3 2019. Phase II will feature 11 office floors that will offer additional 17 000 sq.m of office space , 304 underground parking spaces and will be delivered almost immediately after the completion of Phase I.

Along with its prime location, exceptional architecture and cutting- edge technologies, the building will offer large floor plates – 1700 sq,.m on a single floor and open space layouts, allowing flexible and easy rearrangement of the office space, addressing every particular tenant requirement.

Following the latest trend for sustainable office construction, Advance Bussiness Center plan to have LEED Gold Green Certificate, thus adding value to its potential occupants by ensuring higher energy efficiency and lower operating costs of the working space. Dedicated parking for bicycles and electric cars, as well as specially designed green zones around the building and on the terraces are among the other amenities for the future employees in the building.
